Why ranges, not single numbers
Chimney pricing depends on measurable variables: flue size and count, roof pitch and access, how much of the stack is affected, and material choice. A cap for a single small flue and a fabricated cap spanning four flues are not the same job.
Our published rate table gives a starting price where the work is standardized, and a range where it depends on measurements. Anything structural is quoted in writing after an on-site inspection.
What drives the number up

- • Glazed Stage 3 creosote instead of normal soot
- • Multi-flue chimneys needing custom fabrication
- • Structural movement discovered during inspection
- • Brick matching on historic or discontinued masonry
What to be careful of
Be cautious of a very low advertised sweep price that turns into thousands in urgent repairs on the same visit, with no photos and a same-day discount deadline. Ask for photographs of every finding and pricing pulled from a published rate list.
